Landlords, homes and agencies
Every landlord and home in one place. An agency can run several landlords, and each person sees only what belongs to their own agencies.
- Landlords as private individuals or companies, with KvK and BTW numbers for companies
- Homes with address, type, bedrooms, floor area, build year, monthly rent and an energy-label snapshot
- Agencies that manage several landlords, with workspace users added by e-mail
- Each user sees only their own agencies' landlords, plus any they own directly
- Archive a landlord and restore them later

Leases and monthly rent
Leases keep the signed contract, and each month's rent charge issues itself on the payment day.
- Leases for a renter already on file, with the signed PDF kept in the platform's file storage and no two overlapping leases on one home; renters are added through the API, not on screen
- A rent charge every month on the lease's payment day, with part months prorated by the day
- Payments recorded by hand, in full or in part, so each charge shows issued, partly paid, paid or overdue
- Renters with an e-mail address on file get an e-mail for each rent charge, in Dutch, German or English
- With the Invoicing module installed, a rent charge becomes a draft invoice in one click

Repairs on a board
Repair requests move through a clear lifecycle, with photos and the handymen you already work with.
- Repair tickets per home with low, medium or high severity, each following a guarded lifecycle from submitted to closed
- A maintenance board that groups open tickets by status
- Up to 10 photos per ticket, kept in the platform's file storage
- Assign a handyman from your own roster, with their trade and hourly rate
- Agency staff get an in-app alert for every new ticket

A portal for renters
Renters with a user account in your workspace and portal access sign in to see their own rentals, rent and repairs.
- Each renter sees their own lease, rent ledger and repair requests, inside the same app
- Renters report an issue with a description and a severity
- A renter record links to the renter's account when the confirmed e-mail matches, or you link it by hand
- Landlord-side staff get an in-app alert when a payment is recorded

The month at a glance
A dashboard for the current month, energy labels watched before they expire, and a year-end summary for the accountant.
- This month's rent due, paid and overdue, occupancy, open tickets and alerts, across every landlord you can see
- An energy-label tracker per home: missing, expired, expiring within 90 days, poor grade or current
- A year-end rent-income summary per home and landlord, downloaded as a CSV for your accountant

A maximum-rent estimate
A partial estimate of the maximum rent for a self-contained home under the Dutch points system (WWS), from the details you record. It is not legal advice; the Huurcommissie decides.
- Uses the WWS rent table valued at 1 January 2026
- Shows the points per category, the segment (social, mid-market or free) and the caveats
- No figure appears until the WOZ value and floor area are filled in
- It reads only the details recorded for the home, so it can come out low, and it does not check the contract date: the mid-market cap applies to contracts signed on or after 1 July 2024
Built on CleverInit
Huur runs as a module on the CleverInit platform, with its own database schema.
- All 65 API actions need a named permission, and every command and query checks it again
- Every record carries its workspace id, and reads filter on it and on the user's agencies
- Erasing a renter with no active lease replaces their name, e-mail, phone and portal link in the renter record and keeps the rent ledger; the signed lease PDF, ticket text and photos, and any customer record made for an invoice are kept
- Screens in English, Dutch and German
- Packaged as a signed module for the CleverInit platform
Worth knowing: Huur records rent; it never collects, holds or moves money. Payments are entered by hand.
